LSS Lancaster Sunrooms & Patios provides residential sunroom and patio improvement services, including but not limited to sunroom additions, four-season sunrooms, three-season sunrooms, patio enclosures, screen room installation, patio cover installation, sunroom remodeling, and related construction and design services.
All services are provided in Lancaster, CA and surrounding communities. We reserve the right to decline any project at our discretion.
All estimates provided by LSS Lancaster Sunrooms & Patios are written and itemized. An estimate reflects the scope of work discussed at the time of the on-site visit. Estimates are not binding contracts; they become binding only when a written agreement is signed by both parties.
Prices are subject to change if the scope of work changes, if unforeseen site conditions are discovered during construction, or if material costs change significantly between the date of the estimate and the start of work. Any change to the original price requires written approval from the customer before work proceeds.
Estimates are valid for 30 days from the date they are issued unless otherwise noted in writing.
Project start dates are scheduled after a written agreement is signed and any required deposit is received. Start dates are estimates and may be affected by permit approval timelines, material availability, weather, or prior project completions.
If you need to cancel a scheduled project, please notify us in writing as soon as possible. Cancellation terms - including any deposit refund provisions - are specified in the written project agreement. Any costs already incurred by the Company before cancellation notice (permits pulled, materials ordered, work completed) may be billed to the customer.
We reserve the right to reschedule due to circumstances beyond our control, including severe weather, permitting delays, or labor disruptions. We will provide reasonable notice of any rescheduling.
Payment schedules are outlined in each written project agreement. Typical schedules include a deposit at contract signing, progress payments at specified milestones, and a final payment upon project completion and customer walkthrough.
Final payment is due upon completion of the project and before the customer takes full occupancy of the finished space. Invoices not paid within the timeframe specified in the written agreement may be subject to late fees as described in that agreement.
We accept payment in the forms described in the project agreement. We do not accept payment contingent on third-party financing approval unless explicitly agreed to in writing before the project begins.
LSS Lancaster Sunrooms & Patios handles the permit application process on behalf of the customer for all permitted work. The cost of required permits is included in or itemized within the written project estimate. Permits are tied to the customer's property.
We do not perform unpermitted work that requires a permit under applicable local or state codes. If a customer requests that we proceed without required permits, we reserve the right to decline the project.
Any warranty provided by LSS Lancaster Sunrooms & Patios will be described in the written project agreement. Warranties, where offered, cover defects in workmanship for the period specified. Manufacturer warranties on materials and products are separate from our workmanship warranty and are subject to the manufacturer's own terms.
Warranties do not cover damage caused by misuse, accidents, modifications made by others, normal wear and tear, or events outside of our control such as earthquakes, floods, or extreme weather.
Our website and any information provided on it are offered "as is" without any warranty of accuracy, completeness, or fitness for a particular purpose.
To the fullest extent permitted by law, LSS Lancaster Sunrooms & Patios and its owners, employees, and contractors shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from the use of our website or from the provision of services, even if we have been advised of the possibility of such damages.
In no event shall our total liability to you for any claim arising from these terms or from services we have provided exceed the total amount paid by you for the specific project giving rise to the claim.

You may not attempt to gain unauthorized access to any part of the site, use automated tools to scrape or copy content, or transmit harmful or malicious content through any form on the site.
